1. SCOPE, OWNERSHIP AND IDENTIFICATION OF THE SELLER<\/h2>

1.1. These General Terms and Conditions of Sale and Booking apply to visitors of the website casasupertubos.pt<\/b> and to any commercial transaction carried out through this online booking platform.<\/p>

1.2.\u00a0Pedro & Susana Coelho, Lda<\/span>, a limited liability company with its registered office at Rua 1\u00ba de Dezembro, N\u00ba 9, Casais Brancos, 2525-235 Atouguia da Baleia, registered under the tax identification number\u00a0514231882<\/span>, holder of all copyright and related rights for the website with the address www.casasupertubos.com<\/b>, which operates commercially in the market under the registered trademark CASASUPERTUBOS\u00ae<\/span>, holding Local Accommodation Licence numbers 4726\/AL<\/span> and 49273\/AL<\/span>.<\/p>

1.3. For any clarification related to the operation of the website or these conditions, the user may contact Customer Support via email reserve@casasupertubos.com<\/b>.<\/p>

2. SERVICE AVAILABILITY AND OPERATION<\/span><\/p>

2.1. The website casasupertubos.pt is structured as an e-commerce platform enabled for the sale of stays and direct bookings.<\/p>

2.2. The prices, characteristics and rates published on the platform are fully valid and auditable, and the conclusion and settlement of booking contracts are processed is assisted by our team<\/b>, through direct channels (email, telephone or contact form), with the commercial terms set out herein applying in full.<\/p>

3. PRICING INFORMATION, RATES AND FEES<\/h2>
\u00a0<\/div>

3.1. All prices and rates displayed on the casasupertubos.pt platform are indicated in Euros (\u20ac)<\/b> e incluem as taxas e impostos legalmente aplic\u00e1veis em vigor (IVA at the applicable legal rate<\/b>).<\/p>

3.2. The prices displayed correspond to the base nightly accommodation rate, varying according to the season, occupancy and accommodation type. Extra services or occupancy (such as additional guests, cots<\/b>, among others) are subject to additional charges indicated at the time of booking or on the accommodation specification page.<\/p>

3.3. Tourist Tax:<\/b> Unless expressly stated otherwise during the process, the rates displayed do not include the mandatory Municipal Tourist Tax<\/b>, which will be itemised and charged in accordance with the regulations of the respective municipality where the accommodation is located.<\/p>

4. PURCHASE PROCESS AND CONCLUSION OF THE CONTRACT<\/h2>

4.1. To proceed with a booking based on the conditions and prices published on the website, the user must submit their details via the booking form or to the email address reserve@casasupertubos.com<\/b>.<\/p>

4.2. The accommodation service contract is considered concluded and legally binding at the moment CASASUPERTUBOS\u00ae issues, electronically, a Booking Confirmation and Proforma Invoice<\/b>, binding the parties to the agreed price and dates.<\/p>

5. PAYMENT METHODS AND BILLING<\/h2>
\u00a0<\/div>

5.1. The following payment methods are accepted for the validation of commercial transactions: Bank Transfer<\/b> ou PayPal<\/b> (based on the details and links provided in the booking note\/proforma invoice).<\/p>

5.2. Advance Payment Conditions:<\/b> To guarantee the booking (especially applicable for reservations of high season,<\/b>), the user must proceed with the payment of a deposit\/prepayment equivalent to 30%<\/b> of the total amount within 48 hours after the issuance of the booking note. The remaining amount must be paid according to the instructions provided by the reservations team.<\/p>

5.3. After any payment has been made, the user undertakes to send the corresponding proof of transfer<\/b>, together with a copy of the legally required identification document (Passport\/Citizen Card), to the email address reserve@casasupertubos.com<\/b>.<\/p>

6. CANCELLATION, TERMINATION AND REFUND POLICY<\/h2>
\u00a0<\/div>

6.1. Free Cancellation:<\/b> The user has the right to cancel the booking free of charge up to 1 week (7 days) before the check-in date<\/b>In such cases, the prepayment will be fully refunded using the same payment method used (Bank Transfer or PayPal).<\/p>

6.2. Late \/ Non-Free Cancellation:<\/b> Whenever the cancellation occurs less than 1 week before the check-in date, or in case of no-show (no-show<\/b>), there will be no direct monetary refund. However, CASASUPERTUBOS\u00ae will proceed to the refund of 100% of the prepayment value in the form of a voucher<\/b> to be used for a future stay with us.<\/p>

7. GUEST RIGHTS AND OBLIGATIONS (HOUSE RULES)<\/h2>
\u00a0<\/div>

7.1. Mandatory Identification and Communication of Foreigners (AIMA \/ SIBA):<\/strong> In compliance with the legal regulations in force in Portugal regarding border control, all guests of non-Portuguese nationality are required to provide their identification document\/passport details before or during check-in. CASASUPERTUBOS\u00ae is legally obliged to report this data to the AIMA<\/b> through SIBA (Accommodation Bulletin Information System)<\/b> within 3 business days of arrival. Refusal to provide this information prevents check-in, with no right to any refund.<\/p>

7.2. Check-In and Check-Out Times:<\/b> The standard time for Check-in is available from 3:00 p.m. to 8:00 p.m.<\/b>, and may be carried out in person or via video assistance; Check-in after 8:00 p.m.:<\/b> It is carried out exclusively in a digital and remote manner (via video and access code sent by SMS). If the guest expressly requests a in-person check-in after 8:00 p.m., this will be subject to an additional fee of \u20ac10.<\/b>, payable directly to the staff member carrying out the reception; The Check-out must be completed by 11:00 a.m.<\/b>, and the keys must be left inside the accommodation; Late Check-Out:<\/b> Upon request and only subject to full accommodation availability (with no other check-ins scheduled for the same day), an extension of the stay may be authorised until 2:00 p.m.<\/b>.<\/p>

7.3. General Rules of Conduct:<\/b> Guests must take care of the property and respect the community\u2019s quiet hours:<\/p>

  • Noise Law:<\/b> It is mandatory to maintain absolute silence, with particular strictness during the outdoor areas after 11:00 p.m.<\/b>;<\/li>
  • It is strictly prohibited smoking<\/b> inside any of the properties;<\/li>
  • Services of weekly cleaning<\/b> in long-term stays.<\/li><\/ul>

    7.4. Pet Policy:<\/b> As a general rule, the presence of pets is not allowed in the accommodations. However, in exceptional situations where guests bring animals without prior notice or upon request, the following conditions apply: The total booking fee will suffer an surcharge\/increase of 20%<\/b> in the price; it is mandatory to present the updated vaccination record<\/b> at check-in; CASASUPERTUBOS\u00ae reserves the right to the right to immediately cancel the booking<\/b>, without any right to refund or compensation to the guest, if occupancy is full or if the animals disturb the well-being and rest of other guests. Alternatively, we have partnerships with nearby pet hotels.<\/p>

    7.5. Parties and Special Events:<\/b> Unlike general hotel rules, events or parties are allowed in all our spaces (such as bachelor or bachelorette parties, birthdays, advertising campaigns, product presentations, or photo shoots), provided they are subject to prior written authorization and agreed with us.<\/b>There are no hidden additional costs beyond the standard accommodation or space rental rates, requiring only prior schedule coordination to avoid booking conflicts.<\/p>

    8. LIABILITY FOR DAMAGES AND SECURITY DEPOSIT<\/h2>
    \u00a0<\/div>

    8.1. The user is financially responsible<\/b> for any damages, breakages, or acts of vandalism caused by negligence or intent to the infrastructure, furniture, or equipment of CASASUPERTUBOS\u00ae during the stay period.<\/p>

    8.2. To safeguard against potential incidents, CASASUPERTUBOS\u00ae reserves the right to request a security deposit whenever deemed necessary, which will be refunded after the check-out inspection, provided that no irregularities are found.<\/p>

    9. ONLINE DISPUTE RESOLUTION (ODR)<\/h2>
    \u00a0<\/div>

    In compliance with Law No. 144\/2015, we inform you that, in the event of a consumer dispute arising from sales or booking contracts concluded through this electronic platform, the consumer may resort to an Alternative Consumer Dispute Resolution Entity. The competent entity in the region where the registered office is located is the CNIACC \u2013 National Centre for Information and Arbitration of Consumer Disputes<\/b>, with the website: www.cniacc.pt<\/code>.<\/p>

    10. APPLICABLE LAW AND JURISDICTION<\/h2>

    This electronic contract is governed in all its aspects by applicable Portuguese legislation<\/b>Any dispute relating to the interpretation, execution, or validity of these terms that cannot be resolved amicably shall be submitted to the Peniche \/ Leiria District Court<\/b>, as the competent judicial court within national territory.<\/p>
